What the inspection actually involves, what the duty on a landlord is, and why the work it identifies is a separate job after it.

Landlord electrical checks

The duty, which is the landlord's and the government's rules

A landlord letting a property in England has a legal duty to have the electrical installation inspected and tested at regular intervals, and to act on what the inspection finds. The interval, the scope and what has to be given to the tenant and the council are set by the government rather than by any contractor, and they change from time to time. The practical advice is to check the current rules for your situation rather than rely on what anybody told you a few years ago.

What the inspection is, in plain terms, is a structured examination of the fixed installation: the board, the circuits, the accessories and the earthing and bonding, combined with a series of tests on each circuit. It is not a glance at the sockets. On an average property it takes several hours and it requires the power off for parts of it, which matters if the property is occupied.

The part landlords most often get caught by is what happens next. An inspection frequently identifies work that needs doing, and that work is a separate piece of work afterwards with its own time and cost. Booking an inspection the week before a tenancy starts, on the assumption that it is a formality, is how people end up with a void they did not plan for. Leave room between the two. Often asked about alongside electrical prices, rewiring and consumer units.

It takes hours, not minutes

A structured examination plus tests on every circuit, with the power off for parts of it.

Remedial work is a separate job

Leave time between the inspection and a tenancy starting, because the inspection often identifies work.

What this job looks like

The slots below are placeholders. The pictures elsewhere on this site are example images of the kind of work described and they are not photographs of our own jobs. Nothing here is borrowed from anybody else's. Our own photographs go in as jobs are finished and customers are happy for us to use them.

Why people use us

Planning it properly

The inspection and anything it identifies are two pieces of work, and the gap between them is where landlords get caught.

  • Access and timing planned around the tenancy
  • Honest about the time the inspection takes
  • Findings explained in plain words rather than left as a list
  • Any work identified priced separately and clearly

Frequently asked questions

Landlord electrical checks: the questions people ask

The ones that come up most. If yours is not here, ring and ask.

How often does a rented property need this?

At intervals set by the government, and they apply to England specifically. Because the rules have changed before and can change again, the reliable answer is to check the current position for your property rather than rely on a figure from a few years ago.

How long does the inspection take?

Several hours on an average property, and longer on a larger or more complicated one. It involves the power being off for parts of it, which needs planning if the property is occupied.

What happens if it finds something?

Then there is work to do, and that is a separate piece of work with its own time and cost. That is the single most useful thing to know in advance, because it is what catches people who booked the inspection the week before a tenancy.

Can you do the inspection now?

Not yet. The banner at the top of the site is not decoration: this brand is not taking bookings until the right person is in place. Send an enquiry and we will come back to you when we are open.

Tell us about the property and the tenancy dates

How many bedrooms, roughly how old the installation is, and when the tenancy changes is what shapes the planning.

About Wirral Electrics

Wirral Electrics is not taking bookings yet. The pages here are finished and the information on them is accurate, and the brand will start taking work when the labour behind it is in place. What that means, and what this site deliberately does not claim.

Get in touch

Tell us what the job is and roughly how old the house is. A photograph of the consumer unit and of the inside of a socket front answers more than any description.
